Prior to becoming licensed as an appraiser, Rhona was a practicing accountant for more than 20 years, working in various disciplines within the field and in diverse industries encompassing both for profit and non-profit entities. This experience provides an advantage to our customers in the discernment and analysis of market influences, location differences and market preferences for each property.
First and foremost our aim is to provide an unbiased opinion of value for your property. Unbiased meaning, "we have no dog in the fight". Our opinion of value will be influenced only by what a fair and balanced market would deliver for such a property. Our opinion is not influenced by the lender's desire nor influenced by the client's desire; it is not decided by the amount of the purchase contract; it is always a value supported by available market evidence - "Just the facts, Jack." Ours is the value relied upon by courts, lenders, state and federal agencies and the public at large. Our value - objective and unbiased- is what maintains a healthy system of free enterprise.
Our practice submits to the guidance of the Uniform Standards of Professional Appraisal Practice (USPAP) in every appraisal we prepare. We are certified to perform appraisals for the Federal Housing Administration (FHA) and Housing and Urban Development (HUD) and consistently comply with their most recent guidelines and requirements.
Every appraiser associated with Omega Appraisals is licensed by the state and insured.
